Lake area seasonal business known as Chapman Lake Marina and Hide-Away Campground. Marina has boat gas, fishing bait & tackle, convenience store items and a small kitchen for pizza sales. Older MH behind the marina building previously rented year around for $600/month (included utilities). Campground has 14 MH campsites (units are owned by the tenants), 9 currently used, seasonal April thru Oct, Five leased @ 1900 per season, Five leased @ 2200 per season. Includes 44x60 pole building, 20x24 boat repair shop (with 9x20 lean-to), bath house (his-hers, toilet, sink, shower). Shared 4 inch well, regional sewer hook-up required (one grinder pump is installed for the marina building and MH behind it; a large grinder pump is installed for the campground). Lakefront lot has 50 feet of frontage on Big Chapman Lake. Lot used for a multi-slip pier for pier space rental. $750 for pontoons, $500 for fishing boats ($600 for tenants in the campground). The north 10 feet of the lakefront lot has a chain link fence on both sides. There was a smaller pier installed in front of this area for temporary boat docking for boaters wanting to walk across the street to the marina (for boat gas, bait, convenience store items, pizza, etc). Popular Chapman Lake Drive location approx a third of a mile from the Chapman Lake Conservation Association clubhouse which hosts various annual events; pancake and sausage breakfast, fish fries, 5k runs, 4th of July parades, and a professional Independence Day fireworks display at the local social gathering area (sand bar) approx 1,000 feet in front of the lakefront lot. The CLCA clubhouse is available for daily renting to its members for birthday parties, wedding receptions, graduation parties, family reunions and other functions. The Chapman Lakes are located one hour from Fort Wayne and South Bend and two hours from Indianapolis and Chicago. Big Chapman is a spring fed all-sport lake (one cleanest lakes in Indiana) and is connected by a 2-way channel to Little Chapman Lake (10 mph fishing lake). Good boating, swimming & fishing.
